day 1 of 10
House was inspected today, the heat shield on the fireplace is cracked. Anyone know what that means? There are possible foundation problems so we have to get ANOTHER inspection. The one today took almost three hours! Plus I had to go to three banks today to get statements and transfer monies around. Mahna stayed w/ mom half the day and got to do lots of swimming. Tomorrow I have to work probably all day, so money is good but I hope I won't have to be on the phone too much while I work, since the woman I am cleaning for will be home. We signed preliminary papers at the real estate office today. Waiting on the seller's disclosure to find out age of roof so we can get solid insurance quote........ money is flying out of our hands! CONGRATULATIONS my dear!
Buying a house is a wonderful and terrifying thing. I've bought and sold several in the past 10 years and the 4 things I STRONGLY recommend are
1. Get a full inspection - which you did
2. Get title insurance - it protects you if there's liens, issues or disputes on the land
3. Use an experienced realtor.
4. Request a home warranty - even if you have to split it. It's inevitable that the air conditioning will break and dishwasher will overflow about 3 months into new home ownership. The warranty covers all appliances, and tho there is a deductible, one major repair covers any costs.
Lastly, if you know any lawyers, you might want to have them review the paperwork, just to be sure it's in order.
is it in lewisville? i'm totally feeling for you. people told us after we bought our house that we'd spend about twice what we'd planned. wish we'd known sooner. keep us updated! i'm sending lots of love & prayer your way. buying a house is tough!
